OVERALL ARCHITECTURAL SOLUTION

The building, which will have three stairwells, will rise in steps from five to eight storeys in the direction of the airport as viewed from the city centre.

Avalon Plaza is designed to complement the surrounding urban space and maintain harmony with the existing architecture.

Thanks to the building's height and carefully considered facade details, a smooth transition is created between the modern and historical urban environment. At the same time, it stands as a distinctive and modern landmark that enriches the area's streetscape without overpowering it.

A two-level passage has been incorporated into the center of the building, providing convenient access for both pedestrians and vehicles.

In designing Avalon Plaza, they created a sanctuary with a foreign touch for those who value the comfort and opportunities provided by both their living space and the vibrant downtown area.

THE CAPITAL'S MOST UNIQUE FACADE

Avalon Plaza is architecturally distinctive and elegant, while seamlessly blending into the urban environment.

The building’s divisions harmonise with the surrounding cityscape, creating a visually cohesive whole and avoiding the feeling of an overly extended facade. 

While the street-facing side exudes aesthetics, luxury, and versatility, the courtyard-facing facade captivates with spacious balconies, glass panels, and lush vertical greenery, bringing the desired greenery to both the cityscape and the interior courtyard.

On the first floor, commercial spaces feature large glass surfaces. The entrances are enhanced by porticos and facade panels that mimic wood.

Architectural Lighting Solution

The facade lighting of Avalon Plaza is designed to highlight the architecture and emphasise the building's character, while remaining tasteful.

A distinguishing feature of the building is the glowing light layer on the perforated vertical modules, adding playfulness and uniqueness to the structure.

Additionally, the unique hexagonal-patterned surface of the building is illuminated, bringing out its architectural relief.

The protruding balconies are softly illuminated, with a gentle rhythmic glow that makes the building elegant and noticeable to every observer.

The lighting on the exterior has been designed to be either hidden or run parallel to the surfaces, balanced with contrasting light intensities. At night, the lighting is programmed to automatically dim to avoid excessive and often unpleasant light noise in the urban space. 

In addition to the inviting lights on the exterior of the building, everyone will be greeted by an intriguing light show in the outdoor atrium, turning the visit to the building into an unforgettable experience.

ENERGY EFFICIENT AND GREEN

Thanks to the building's innovative technical solutions, high-quality construction materials, and modern technical systems, the apartment building belongs to energy class A.

Energy efficiency is further supported by rooftop solar panels, helping to keep energy consumption low and ensure a green and sustainable living environment.

SMART HOME SOLUTION

All of the apartments and commercial spaces will be equipped with Bisly smart home solution allowing you to control a range of functions remotely.

PARKING AND STORAGE SPACES

The parking facilities at Avalon Plaza are conveniently planned, both for the basement level and in a separate parking area next to the building.

The garage and courtyard both will be equipped with electric car charging capabilities.

At the entrance to the underground parking, a license plate recognition camera ensures smooth and secure access.

The driveway is also heated to prevent slipperiness during winter.

In addition to parking options, the building's basement offers spacious and secure storage rooms for everyday items. The walls of the storage rooms are made of durable Columbia stone, with metal grates above. The doors of the storage rooms are either made of metal or laminated veneer.

Each storage room has an electrical outlet positioned 50 cm above the floor, allowing for the convenient charging of electric scooters, Segways and the like.

External doors of apartments:
Veneered fire doors fitted with a door magnet

Internal walls:
The walls between the apartments will be lightweight block walls made from reinforced concrete panels or additional gypsum and wool to ensure the required level of sound insulation. The internal walls in the apartments will be lightweight, two-layer plasterboard with steel profiles. The walls behind kitchen furniture will feature OSB board between their frames from 1.5 metres above the floor up to the ceiling. The walls of communication shafts will be made from 150 mm Bauroc blocks.

Load-bearing structure:
Monolithic, precast reinforced-concrete elements

External walls:
SW-type triple-layer wall panels and single-layer reinforced concrete panels. The external walls will be steel thermoprofiles.

Roof:
Flat roof and green roof. Solar panels are planned to be installed on the roof.

Suspended ceilings:
Hollow, precast reinforced-concrete panels. The flooring structure will feature a dampening layer to reduce footstep noise.

Stairs:
The stairs inside the building will be made from prefabricated reinforced concrete and finished with ceramic tiles.

Lifts: Three lifts are planned for the use
of residents and visitors, extending through the building from the basement level to the top floor.

Air conditioning:
All of the apartments have been designed to feature air conditioning based on district cooling.

Heating: The building will be connected to the district heating network. All living areas will feature room-based underfloor water heating, while additional electric underfloor heating will be used in wet rooms.

Ventilation:
Every apartment will have its own forced-air ventilation system with heat recovery to guarantee the required exchange of air. The ventilation unit will be behind the ceiling panels in the bathroom.

Water supply:
Both hot and cold water meters will be able to be read remotely.

Electrical installation:
Meters that can be read remotely will be located in the building’s main switch room. Apartment switchboards will be located in either the entryway or laundry. Recessed LED lights will be installed in the suspended ceilings of bathrooms and entryways. There will be cabling for light fittings in other rooms, with the lights themselves to be provided and installed by the owner.

Low current:
There will be at least one potential location for a TV in living areas and bedrooms, with a set of two to four power sockets and an Internet socket. Bathrooms will have two sockets near the washing machine connection point, and one near the sink. Some apartments will have a twin washing machine connection point in the laundry. The front doors of apartments will come with a door magnet.

Balconies and terraces:
Balconies will be enclosed with 1.2 metre tempered and laminated safety glass, and terraces with 1.2 metre glass panels or flower-box barriers. Impregnated pine boarding will be fitted on balcony floors. An outdoor light will be installed on one wall of each balcony.
